How this estimator calculates your range
Wall area is multiplied by the installed range for your material, then adjusted for stories (two-story adds about 10%, three-story about 20%, for staging and access) and region (roughly −10% in lower-cost Southern and Midwestern markets, +20% in the Northeast and on the West Coast). Tear-off, when ticked, adds $1–$2 per square foot for removal and disposal.
The underlying ranges reconcile published manufacturer and industry pricing as of August 2026 and are reviewed as sources update. Full sourcing is on our methodology page.
How to read the estimate
The range is deliberately wide because two honest quotes for the same house can differ a lot. The low end is a builder-grade product with a simple install; the high end is a premium line, complex walls, or a high-cost metro. Where your real quotes land inside — or outside — that range is the useful signal.
What this calculator doesn't include
It doesn't know about hidden repairs (rotted sheathing behind old siding is common), custom trim, permits, or your exact local labor market. Treat it as a planning range, get two or three written quotes, and check them against typical ranges.
